2. Lo Rufete – Multi Adventure Park San Miguel to Orihuela junction, Torremendo, C.V. 951 KM 1 If you have an active
family then a day out at Lo Rufete Adverture Park will be a whole lot of fun. Situated on the edge of Lake Pedrera, in the heart of the orange and lemon groves near San Miguel, Lo Rufete offers a wide range of activities including Horse Riding/Trekking, Quad Bikes, Paintball, Archery, Hiking and Kayaks. The centre has a large swimming pool which is most welcome after enjoying the many exertions on offer, equally it is a nice spot to relax if any members of the family are not feeling so adventurous. Spain. Aqualandia is one of the largest water parks in the world and offers a wealth of water based fun and frolics. Aqualandia is located in an elevated position just outside and overlooking Benidorm. The huge park of over 150,000m2 will provide a full days entertainment. The park is well laid out with good facilities everywhere including changing areas, safety deposit boxes, restaurants, picnic areas. Everything appears to have been thought of and we found the staff to be very friendly and only too happy to help. You will find a wide variety of slides, from gentle ones for the younger children through to heart racing super fast slides for the most adventurous of riders (height restrictions apply). The park also has many swimming pools with sunbeds for hire which are ideal if you run out of steam before the kids do. Look out for discount vouchers offering 2 for 1 or reduced price entry. Go-Karting in Punta Prima on the Orihuela Costa. The track is open year round and caters for everyone from the age of 5 years. Adults have a choice of either the 11c.v or frighteningly quick Honda 400c.c. There are also competition carts if you are already an experienced cart rider. Kids aged from 5-10 can enjoy a separate track and kids carts. There is another track for those who want to try their hand at Quad Bikes racing. For any non racers in your group there is a excellent viewing area and a bar/restaurant that serves a good selection of meals. All in all a really fun way to spend some of your holiday time. head over to the famous Santa Pola Dive Academy located on the Marina Miramar in Santa Pola. Your day will start at 09:15 with a presentation on the wonderful marine life you can expect to see plus a short safety demo on snorkeling safely. Next you will be heading off in the boat to the crystal clear waters off Santa Pola and around the island of Tabarca. All equipment is provided and with the aid of the life jacket there’s not much strenuous swimming required either, simply float along and enjoy the spectacular scene unfold beneath you. Thanks to the reef around the island of Tabarca you can be assured of seeing hundreds of colourful fish and marine wildlife. You will have a chance to stop off for a bite to eat and a drink on the island before heading back to the marina around 14:00. next door to Aqualandia and is a must visit place for any animal enthusiast. If you have visited SeaWorld in Florida, then you will find Mundomar equally as much fun. Without doubt the most popular events at the park are the dolphin displays which take place every day between 13:30 and 16:30. If you visit, do make a point of seeing the dolphins from one of the underwater viewing points as you will get an amazing perspective of these wonderful creatures. Dolphins aside, the sea-lion, seal and parrot shows are just superb and are enjoyable for all ages. You can also see all the animals in their designated spacious areas resembling their own natural habitat. The park has a wide range of restaurants, picnic areas, shops plus a very good play area for the children. Hiszpania Obniża Podatek Od Zakupu Nieruchomości Z Rynku Pierwotnego
Mamy bardzo dobre wieści dla potencjalnych nabywców nieruchomości w Hiszpani. José Blanco, Minister Infrastruktury Hiszpani ogłosił, że w trybie natychmiastowym obniża podatek od zakupu nieruchomości z rynku pierwotnego w Hiszpani (IVA) z 8% na 4%. Ten upust ma odniesienie tylko do zakupu nieruchomości, których akt kupna-sprzedaży będzie podpisany u notariusza przed końcem tego roku (2011).
Ten bardzo korzystny krok ze strony Rządu Hiszpani został podjęty celem zwiększenia atrakcyjności rynku nieruchomości, który jest bardzo istotnym ogniwem w rachunku ekonomicznym Hiszpani.
Kwota podatku dla przykładowej hiszpańskiej nieruchomości o wartości €200,000 będzie wynośić €8,000 zamiast €16,000.
Szacuje się, że podczas kolejnych 4 miesiecy obowiązywania upustu, wielu potencjalnych klientów ostatecznie zdecyduje się na zakup i napędzi Hiszpański rynek nieruchomości.
Here’s a quick run-down of the Spanish Property types and terminology.
Bungalow

Example of a Maisonette
Ask anyone from the UK or in reality anyone from outside of Spain how they would describe a Bungalow and I’m certain you would get near identical responses. Something along the lines of – a Bungalow is a one level property with no other dwelling above or below you.
In Spain a bungalow is something very different. Ask the same question in Spain a you will likely get the response; a one level property either on the ground floor (usually with a garden) or on the first floor (usually with a roof top solarium). Sometime referred to as a Duplex but outside of Spain this type of property is usually called a Maisonette and that’s how we list them on our Spanish property database.
A Chalet is quite a loose term that can describe any non terraced house in Spain. A Chalet can be either one or two levels and is usually either Semi-Detached or house that is part of a block of four homes that are back to back, each occupying a corner. The latter is also often referred to as a Quad Villa/Quad House.
Apartment

Example of an Apartment
A property that is part of a block containing 3 or more levels. The top floor of the block is usually called the penthouse and may or may not have a private rooftop solarium.
Townhouse

Example of a Townhouse
In its most common form a Townhouse is a terraced property (or end of terrace) distributed over one, two or three levels.
Usually detached but sometimes linked to another house with garage or car port. Villas can be with or without private pool.

New properties can be completed an ready to move into (Key in Hand/Key Ready) or they could be in construction or off plan. In the case of new property, ask for the delivery date when making your enquiry.
Have you seen some other terminology that you are not sure of?
t’s a funny thing buying a property, because unlike almost any other purchase we are likely to make, the vast majority of people buy property at the wrong time, at least financially the wrong time.
What I mean is we flock to the January sales, buy wine when it’s on offer in Tesco, book our flights early when Ryanair have an offer, buy a new sofa when it’s half price and so on.

A Different Set Of Rules
When it comes to buying property, many people wait, hesitate and wait some more until they are absolutely sure it is ‘the right time’. The signal for ‘the right time’ is nothing more than news either from friends or the media that lots of other people are buying too. The thing is, this is also the point in time that the opportunity has been missed.
So, when is the best time to buy a property?
From a financial point of view, in order to have the largest return on investment we need to buy when the prices are low and sell when they are at their highest. This is a simple but incontestable principal that is not adhered to for most property buyers. Of course, not everyone is buying for monetary gain. Some people have to buy due to births, deaths and marriages. That said, there will always be cases of people buying because irrespective of the market because they just want to have a property that will improve the quality of their lives right away.
Easier Said Than Done
It takes a brave person to go against the majority and buy at a time the masses are all still waiting for each other to make a move. We feel safety in numbers, so it’s understandable why most find it difficult to be different. Yet being different and buying at the time when there are fewer investing than at the height of the market is exactly where the most successful investors flourish.
When asked on his attitude to investing Warren Buffett once said “We simply attempt to be fearful when others are greedy and to be greedy only when others are fearful”
So although it feels right to buy when everyone else is, financially it is far from the best time. When everyone is buying the market is at or approaching its peak, therefore the prices are high and choice is limited.
Now identifying the moment in time that a market is at the bottom is difficult if not impossible because the importance to a buyer is not the market as a whole country, nor is it the region or even the town. Buyers are usually in the market for a particular type of location and property. What I mean is who cares what the price of a house 40km from the coast is in another region when the property the buyer is looking for is an apartment within walking distance of sea? These are two markets that may as well be on two different continents.
Case In Point
The Spanish property market is great example. Statistics show the overall number of properties purchased in Spain has increased dramatically from 2010 – 2011. But where have these properties been purchased? Other than in the major cities, only the best priced properties within a short drive of the coast are actually being sold in any considerable numbers. Head inland or to poorly accessed areas of Spain and you will find thousands of unsold properties that probably wouldn’t sell for half the price in the current market. There are of course some good properties inland, but you get the point.
So the fact is there are more buyers in 2011 than 2010 and there are likely to be more in 2012 than this year. If we were to assume all buyers sell at the same time (which of course they don’t) those who purchased last year it could be said invested at a better time than those who bought this year and next years buyers not as good as this years. As we know property markets are cyclical and it can take several years to move from the bottom to the peak. Buying when the market is low or just beginning to ascend must be the optimum time for any investor.
What is causing the number of Spanish property buyers to grow at this moment?
Partly this can be attributed to the tourism figures which show a 35% increase in holiday makers to Spain. The more people looking through the shop window naturally increases the number of sales.
There is also a noticeable shying away from other destinations such as Egypt, Morocco, Turkey, Cape Verde and Bulgaria. The lure of emerging markets that just never emerged has all but disappeared.
Scandinavians, led by a strong currency and economies unaffected are buying more Spanish property now than they did even at the peak of market some 4 years ago. Scandinavians and to some extent the Dutch and Belgian’s are responsible for upturn in international Spanish property sales and the key players in the market today.
Movement of the people.
If you combine the populations of today’s market movers -Norway, Sweden, Holland and Belgium together (some 41 million people intotal) – think what the affect will be to property prices in Spanish coastalareas when the sleeping giants of UK and Germany (with a combined populationof a staggering 143 million people) start to return in numbers.
The UK has already shown some serious indications that they are close regaining the mantel of number one international buyer of Spanish property.
Shameem Golamy, head of overseas sales at Rightmove commented:
‘Countries on the Mediterranean coast, especially Spain and Italy, were the big winners in April as searches for Australia fell away once again. Buyers are still fascinated by the Spanish province of Valencia (the Costa Blanca), not only is the Spanish Grand Prix coming to the region in June, it’s also been included in Lonely Planet’s top 10 beach cities,’
In Conclusion, while it maybe more reassuring to buy when everyone else is, the costs of purchase will be higher and the choice morerestricted. Spanish Property demand from other Europeans is on the rise andthe smart buyer will get in before the crowds return.
Now if you take one of Spain’s most salubrious coastal locations, add a prime beach-front plot with views of the bay, then add just 30 highest of high-spec luxury apartments and duplexes, put in a Spa, Gymnasium, pool, tennis and paddle, you end up with something very special indeed aka Cap Negret 20.
In terms of high end real estate, Cap Negret 20 sits at the top table of the very small ‘Exclusive As It Comes’ Club. W niedalekiej przyszłości będzie rozpoczęta druga faza dewelopmentu jednak ceny apartamentów będa z pewnościa wyższe.
